Just about every May I sit down to write Homeward Bound; I write about Mom’s Day. And why not… it is a very special day for very special people.

My Mom used to tell me, seemingly repeatedly, to do this and do that, not to do this and not to do that.  ALL, I recall, very valuable advice. Looking back on it all these many years later, I can say she was, and still is, a very wise woman.

Time reveals, in fact, just about every caring Mother is a Wise Woman. I can see why we carve out a special day each year to acknowledge Moms.  So here is a shout out to all Mom’s – Happy Mother’s Day!!

My Mother’s Birthday is February 2nd  which somehow seems far from Mother’s Day each year.  So, she gets double the accolades every May from my Sister, brother and me.

 Market Watch: COVID-19 And Utah Real Estate

Strange times indeed. But still, Life goes on. For homeowners, or buyers looking to enter the market, questions loom large in the wake of the COVID-19 pandemic and no one knows for sure what is going to happen next. Despite all this, the prognosis for Utah Real Estate is still positive, with Real Estate poised to help fuel the recovery.

WHAT WE KNOW ABOUT THE SALT LAKE COUNTY MARKET

Since 1996, home prices in Utah have more than doubled. While Salt Lake County home prices dropped nearly 20% during the Great Recession (2008–2011), economic recovery outpaced other comparable cities, and prices rose to pre-recession levels by the end of 2014.

Over the last two years, home inventory levels have dropped to historic lows, driving prices higher in all Salt Lake County Cities. The booming population along the Wasatch Front is projected to grow even more rapidly over the next thirty years to exceed 5 million by 2050.  The fundamental drivers of Utah’s demographic growth remain, even with the imminent short-run disruptions of Covid-19.

HOME PRICES DURING THE PANDEMIC

Once the pandemic hit, we immediately saw a 60 percent drop in scheduled showings on homes. Right now, we are 1,000 active listings below where we were last year.” Prices took a short term hit immediately after the pandemic broke out, however, prices are NOT expected to drop significantly. Due to massive pent up demand, more inventory is expected to hit the market over the summer. The more pressing threat for buyers looking for a home, is that interest rates will begin to climb from the all-time lows that we have been seeing.  

MOVING FORWARD

LONG-TERM GROWTH IS UNDETERRED—Expect Salt Lake real estate to be a sound and solid investment for the long term. Any setbacks over the next weeks and months will be temporary. If real estate prices grew 200% over the last 24 years, imagine what the next 24 years will bring with the predicted steep growth curve along the Wasatch Front.

My advice to Salt Lake County sellers is to stay positive. If you have owned your home for more than two years, you are still in an advantageous position.  Longtime Salt Lake homeowners should congratulate themselves on their sound investment. For buyers, the next few months offer an excellent value with interest rates near zero and some potential price reductions.
